Step 1: Identify the source
Open the workfile and locate the source behind the fact you are reviewing. Check the property, capture date and source URL.
Check
A county record, MLS listing and your own observation remain separate sources.Step 2: Compare what matters
Read the source beside the draft field. Check units, dates, property identity and whether the record describes the subject or a comparable.
Check
A source mismatch is corrected before its data is relied on.Step 3: Resolve the disagreement
Correct the draft using the evidence and your professional judgment. Record the explanation needed to understand a conflicting or unavailable fact.
Check
The final field and supporting explanation agree. Do not replace an unknown fact with an unsupported value.
