UAD 3.6, answered.
What is UAD 3.6?
The GSEs’ new Uniform Appraisal Dataset, with a redesigned URAR that replaces the 1004, 1073, 1025, 2055 and the other legacy forms. Every new report submitted to UCDP on or after Nov 2, 2026 must be UAD 3.6; the date is the UCDP submission date, not the effective date. Revisions to UAD 2.6 reports first submitted before then are accepted until May 3, 2027.
Do I have to change how I write reports?
No. The GSEs’ timeline lets a UAD 2.6 report be converted to UAD 3.6, so keep writing the 1004 the way you do today, then upload it. The converter carries its values into a UAD 3.6 draft and flags what it can’t find for you to add, such as the new Disaster Mitigation and Energy Efficient and Green Features sections.
Does it fill fields my report doesn’t have?
No. Fields with no source value are flagged, not invented. The change map shows what carried over, what was reformatted and what needs your input.
Is the output accepted at UCDP?
Acceptance is decided by UCDP and your lender. The converter flags missing and invalid data before you get there; confirm acceptance through your delivery channel.
What does it cost?
Three conversions a month are free. Paid plans for unlimited conversions are coming soon, and will be billed separately from completed reports.
